The valuation. The asking price of €420,000 significantly exceeds the fair value of €82,355, indicating an overpriced valuation by €337,645 (80.4%). This disparity suggests potential challenges in attracting buyers at the current price level.
Short-term vacation rental This property, listed at €420,000, is significantly overpriced, with a fair value of only €82,355, creating an 80.4% gap. The gross yield of 3.8% suggests that returns may not justify the high entry cost for a vacation rental in this seasonally affected market. Long-term rental The long-term rental potential is limited due to the property's excessive listing price of €420,000, which far exceeds its fair value of €82,355. With a rental yield of just 3.8%, this investment lacks sufficient upside potential given the local market dynamics. Buy-and-hold Holding this overpriced asset at €420,000, against a fair value of €82,355, poses significant risks given the 80.4% gap. The low yield of 3.8% also raises concerns about long-term viability in a market impacted by tourism seasonality. Not ideal for: The current condition rating of 0/100 indicates substantial renovation needs, making it unfit for markets like student housing and luxury real estate.
Economic Vulnerability The economic stability score of 65/100 indicates a moderate risk of economic downturns that could affect property values and rental income. Tenant Stability With a score of 75/100, tenant stability is relatively strong, but not immune to fluctuations in demand due to the economic factors influencing tenant security.
