Area baseline €321,922 + condition -€18,053 + location -€673 = modelled fair value of €149,602 (€1,411/m²), a €245,398 (62.1%) gap versus the €395,000 asking price.
Long-term rental The property in Alcochete presents a gross yield of only 3.7%, which does not indicate a compelling return on investment, especially when compared to its fair value of €149,602. Given that it is overpriced at €395,000, this strategy is unlikely to provide sufficient cash flow to justify the high initial investment. Value-add renovation While the property could potentially benefit from renovations to improve its condition rating of 64/100, the significant gap of 62.1% from fair value raises concerns about the overall investment feasibility. The need for value-add improvements might not sufficiently offset the property's current overpriced status in a semi-urban location with average access to education and amenities.
Economic and Tenant Instability With both economic and tenant stability scores at 45/100, there is a significant risk of fluctuating rental income and potential vacancies due to unstable market conditions and tenant reliability.
