Long-term rental The property’s price of €890,000 substantially exceeds the fair value of €474,905, resulting in a significant gap of 46.6%, indicating it is overpriced for long-term rental investment. With a gross yield of only 1.9%, the return does not justify the high acquisition cost, particularly given the neighborhood’s moderate rating of 62/100. Short-term vacation rental Despite the coastal location near Faro attracting tourists, the €890,000 asking price is excessively high compared to the fair value of €474,905, marking a 46.6% gap that suggests overpricing. The low gross yield of 1.9% further diminishes potential profitability from short-term vacation rentals in a neighborhood rated only 62/100. Buy-and-hold The buy-and-hold strategy is compromised by the property being priced at €890,000, significantly above its fair value of €474,905, resulting in an alarming 46.6% gap indicating overpricing. Additionally, the 1.9% gross yield highlights the lack of attractive returns over the long term, particularly when considering the neighborhood’s average quality assessment of 62/100.
Economic Volatility Risk The economic stability score of 65 indicates moderate risk, while a tenant stability score of 55 signals potential instability in rental income.
