Asking €675,000 versus the largo de Santos area baseline of €587,700 (€5,877/m²) for a median-condition unit of this size — the gap before quality adjustments.

largo de Santos
Area baseline €587,700 + condition -€31,719 + location +€51,982 = modelled fair value of €414,063 (€4,141/m²), a €260,937 (38.7%) gap versus the €675,000 asking price.
Long-term rental This property presents a gross yield of only 3.6%, which is not compelling given the fair value of €414,063, suggesting it is overpriced by 38.7%. With a condition score of 55/100, potential long-term tenants might find this unit less appealing despite the desirability of the Estrela neighbourhood. Buy-and-hold Holding this property as an investment appears risky, as its current listing price of €675,000 significantly exceeds its fair value. The gap of 38.7% indicates a lack of immediate capital appreciation potential, making this strategy less favorable in the current market. Short-term vacation rental Even though the Estrela neighbourhood is a popular tourist destination, the high listing price suggests that this property may not generate sufficient returns. With the gross yield at just 3.6%, potential short-term rental investors should rethink their strategy, as the property remains overpriced at €675,000. Not ideal for: Student housing The property is not suitable for student housing due to its high price point and the anticipated lower demand from that demographic. Given the significant gap between the listing price and the fair value, it is unlikely to attract students seeking affordable living options.
Tenant turnover risk High tenant turnover could occur given the tenant stability score of 70/100, which suggests a potential for income disruptions as tenants may frequently change and lead to vacancies.
