Short-term vacation rental The property is overpriced at €630,000 compared to its fair value of €281,713, indicating a significant gap of 55.3%. With a gross yield of only 3.9%, the potential returns from short-term rentals may not justify this investment. Long-term rental At €630,000, this property does not align with the long-term rental market’s expectations due to its 55.3% premium over the fair value of €281,713. Additionally, with a low condition rating of 0/100, it may require substantial improvements, further diminishing its attractiveness as a long-term rental. Buy-and-hold The buy-and-hold strategy is hindered by the property's overpriced status at €630,000, which is 55.3% above its fair value of €281,713. The moderate neighbourhood score of 66/100 suggests limited growth potential, making this investment less compelling over time.
Economic Vulnerability The economic stability score of 65 indicates a moderate risk, while the tenant stability score of 55 suggests a higher likelihood of unpredictable tenant turnover, impacting cash flow.
