While the neighbourhood has a decent rating of 77/100 and is suitable for families, the current asking price limits its appeal for family rentals. Buy-and-hold Given the listing price of €249,000 above its fair value of €124,635, the property is considered overpriced, with a notable gap of 49.9%. Despite being in a suburban area with a strong housing market, the current price hinders the potential for a profitable buy-and-hold strategy.
Tenant turnover risk With a tenant stability score of 75/100, there may be a higher likelihood of turnover, potentially increasing vacancy rates and associated costs for the property owner.
