Long-term rental This 2-bed apartment in Alenquer is overpriced, with a fair value of €167,237 compared to the listing price of €249,000, indicating a 32.8% gap that undermines potential profitability. The gross yield of 3.2% further suggests that rental income does not sufficiently justify this higher acquisition cost. Family rental Despite the suburb's family-oriented profile, the overpricing of this property limits its attractiveness as a family rental investment, given its fair value significantly below the listing price. The modest condition rating of 64/100 and the neighborhood rating of 60/100 could deter potential tenants seeking quality options. Buy-and-hold The current listing price for this property does not align with its fair value, rendering it overpriced for a buy-and-hold strategy that relies on stable appreciation over time. Potential investors should be cautious, as the existing gap between the market price and fair market value poses risks to capital growth in the long run.
Economic and Tenant Instability There is a significant risk due to both Economic Stability and Tenant Stability being rated at only 60/100, indicating potential challenges in maintaining consistent rental income and property value.
