Long-term rental The property is overpriced at €1,450,000, significantly exceeding its fair value of €585,418, yielding only a 3% gross return. Given its high price relative to expected rental income and the neighbourhood score of 55/100, long-term rental prospects are unappealing. Buy-and-hold With a listing price that is 59.6% above fair value, this property does not support a sensible buy-and-hold investment strategy. Despite a decent condition score of 84/100, the potential for appreciation is limited due to the significant gap between market price and fair value.
Economic vulnerability due to low scores The property has an economic stability score of 45/100, indicating a significant risk associated with potential income fluctuations and economic downturns that could affect tenant retention and rental income.
