Short-term vacation rental The 2-bed house in Albufeira e Olhos de Água is overpriced, with a market listing of €349,000 compared to a fair value of €266,002, reflecting a 23.8% premium. Despite its potential to attract tourists, the 4% gross yield does not justify the elevated asking price in a market driven by seasonal tourist fluctuations. Long-term rental With a fair value significantly lower than the listing price, this property at €349,000 falls short as a long-term rental investment, presenting a 23.8% gap. The current yield of 4% does not compensate for the high acquisition cost, leaving limited room for return on investment. Buy-and-hold Investing in this 2-bed house as a buy-and-hold strategy seems imprudent given its overpriced status at €349,000 with a fair value of only €266,002. While the neighborhood attracts tourists, the overpriced listing and limited yield diminish the potential for favorable long-term appreciation. Not ideal for luxury market The property does not meet the expectations of the luxury market, as its pricing and condition score of 70/100 suggest a lack of premium features. Buyers looking for high-end investments are likely to overlook this property due to its overpriced nature and limited appeal. Not ideal for student housing Given the asking price of €349,000, this property is also unsuitable for student housing investments, where affordability is key. The 70/100 condition score and the overpriced status do not align with the needs of students, who typically seek lower rental rates and adequate living conditions.
Inconsistent tenant turnover risk: With a tenant stability score of only 50/100, there is a significant risk of high turnover, potentially leading to increased vacancy rates and associated costs.
