Short-term vacation rental Given that the property in Almancil is priced at €765,000, which is 22.6% above its fair value of €592,090, it may struggle to provide a satisfactory return on investment in the vacation rental market. With a gross yield of only 3.6% and a seasonal local economy largely reliant on tourism, this listing does not align with the lucrative potential typically expected from short-term rentals. Long-term rental While the neighborhood offers a decent condition rating of 79/100, the €765,000 price tag significantly exceeds its fair value, suggesting that long-term rental returns may be limited. The current rental dynamics, paired with an inflated purchase price, do not support a compelling long-term investment case for this property. Buy-and-hold Although holding property in the Algarve can provide benefits, this particular apartment's market price is too high relative to its fair value, suggesting potential challenges for capital appreciation. The 22.6% gap above fair value indicates that this listing is not positioned well for long-term growth in a market already influenced by tourism fluctuations.
Economic Vulnerability The property may face risks from a lower economic stability score of 65/100, indicating potential fluctuations in the local economy that could impact rental income and tenant retention.
