Long-term rental The property, listed at €450,000, is overpriced with a fair value of only €312,243, resulting in a significant 30.6% gap. With a gross yield of 3.9%, the investment does not present a compelling return for long-term rental purposes in its current state. Buy-and-hold While buy-and-hold strategies typically benefit from long-term price appreciation, this house is currently overpriced, diminishing its attractiveness as a long-term investment. The property’s condition rating of 80/100 and a neighborhood rating of 64/100 fail to justify the high listing price. Family rental For family rental uses, this property is overpriced at €450,000 compared to its fair value of €312,243, creating an unfavourable 30.6% price divergence. The current yield of 3.9% is insufficient to attract prospective families seeking a decent return on rental housing.
High Tenant Turnover Risk The tenant stability score of 50/100 indicates a significant likelihood of high turnover rates, which could lead to increased vacancy periods and additional costs associated with tenant transitions.
