Long-term rental The property in Charneca de Caparica e Sobreda, listed at €450,000, is overpriced with a fair value of €378,907, reflecting a gap of 15.8%. With a gross yield of 6.7% and a condition score of 32/100, the investment potential is diminished due to its high asking price relative to its state and market comparables. Family rental Given the suburban location near Lisbon with good access to amenities, the property could attract families; however, the asking price of €450,000 makes the investment less attractive. The moderate crime rates and generally good school quality may enhance tenant appeal, but the current listing is unsustainable compared to its fair value of €378,907. Buy-and-hold Despite some growth prospects in the neighborhood, the property is overpriced at €450,000 against its fair value of €378,907, suggesting lower potential appreciation. With a dismal condition score of 32/100, a longer hold strategy may not provide the anticipated returns given the immediate hurdles in rental demand and property maintenance costs.
Tenant turnover risk Tenant stability is relatively high at 75/100, indicating a potential for moderate turnover that may affect rental income consistency, especially if economic conditions fluctuate with a score of 70/100.
