Long-term rental The property in Rio Tinto is overpriced at €228,500, presenting a significant gap of 59.1% from its fair value of €93,481, which negatively impacts potential long-term rental profitability. With a gross yield of only 4.6% and the overall condition and neighbourhood ratings indicating moderate appeal, the investment lacks strong financial justification. Family rental As a family rental option, this 2-bed apartment is unlikely to deliver sufficient value due to its overpriced listing of €228,500 compared to a fair value of €93,481. The combination of a modest yield of 4.6% and a condition score of 69/100 suggests limited attractiveness for families seeking value in their housing choices. Buy-and-hold For a buy-and-hold strategy, acquiring this property at €228,500 significantly exceeds its fair value of €93,481, implying a 59.1% premium that diminishes long-term appreciation potential. The resulting yield of 4.6% and average neighbourhood quality do not support a favorable investment outlook in this case.
Economic and Tenant Stability Risk A combined economic stability and tenant stability score of 75/100 indicates a moderate risk of fluctuating rental income, which may affect investment returns if market conditions change.
