Long-term rental This property is overpriced with a fair value gap of 16.3%, making it an unattractive option for long-term rental investments. With a gross yield of only 2.2%, the potential returns do not justify the elevated purchase price. Family rental Considering that the property is overpriced by 16.3%, it may struggle to attract families seeking affordable housing options. Additionally, the moderate neighborhood rating of 54/100 indicates that it may not meet the expectations of many family renters. Buy-and-hold With a fair value of €545,824, the current listing price suggests a 16.3% gap that undermines the buy-and-hold investment strategy. The low gross yield of 2.2% further highlights that long-term value appreciation may be insufficient to compensate for the initial overvaluation.
Economic and Tenant Instability: With both economic stability and tenant stability scores at 50/100, this property faces a significant risk of unpredictable rental income and potential vacancies due to the lack of reliable tenants and economic challenges in the area.
