Long-term rental The property currently offers a gross yield of 2.6%, which is relatively low given the investment at €1,300,000, indicating the potential for lower returns over time. Furthermore, with a fair value of €1,125,168, the property remains overpriced by 15.5%, suggesting it may not perform as a feasible long-term rental investment. Family rental With a neighbourhood rating of 70/100 and above-average access to amenities, this property may appeal to families seeking quality living in a suburban area. However, at a listing price significantly above its fair value of €1,125,168, the investment remains overpriced and may deter prospective family renters. Buy-and-hold Despite its potential for growth in a suburban area with good quality of life, the property’s current listing at €1,300,000 reflects an overpriced market opportunity contrasted with its fair value estimate of €1,125,168. Investors may find that holding this asset for long-term appreciation could be challenged by its elevated purchase price and the resulting lower yield of 2.6%.
