Buy-and-hold Investing in this 4-bed house may be challenged by its high price point of €575,000 compared to the fair value of €469,052, indicating it is overpriced by 18.4%. Given the modest yield of 3.1% and conditions that suggest a need for improvement (77/100) in a neighbourhood lacking many amenities (57/100), potential returns may not justify the initial cost. Long-term rental With a current gross yield of 3.1%, this property may not generate significant cash flow relative to its acquisition price of €575,000, which is above its fair value of €469,052. The rural-urban transition location and limited amenities could also present challenges in attracting quality long-term tenants, as the average school access and general neighbourhood appeal are mid-range. Not ideal for the luxury market While the property is spacious and in a transition zone, its condition score of 77/100 and the surrounding area's rating of 57/100 indicate it may not meet luxury buyers' desires for exclusivity or high-end amenities. Potential luxury investors may find better opportunities elsewhere where the value aligns more closely with premium expectations. Not ideal for short-term vacation rental The property's location in a rural-urban transition area, combined with a necessity for a car to access most amenities, renders it less appealing for short-term vacation rentals, which typically thrive in more tourist-friendly settings. Additionally, with the property being overpriced and the neighbourhood not ideal for attracting a steady stream of visitors, it may struggle to generate sufficient occupancy rates.
Economic Vulnerability The economic stability score of 50/100 suggests a significant risk due to potential fluctuations in market conditions affecting income and property values.**
