Long-term rental The property in Enxara do Bispo is overpriced at €255,000, significantly exceeding its fair value of €163,815, resulting in a 35.8% gap. With a gross yield of 0% and a neighborhood quality rating of only 59/100, long-term rental returns are unlikely to justify the investment cost. Commuter rental Given its peripheral location relative to Lisbon and a fair value indication of €163,815, the apartment's listing price of €255,000 suggests it is overpriced by 35.8%. Additionally, the neighborhood's lower tenant quality rating of 59/100 further diminishes the appeal for attracting reliable commuter tenants. Buy-and-hold At a listing price of €255,000, the property is overpriced when compared to the fair value of €163,815, indicating a gap of 35.8%. Coupled with a disappointing gross yield of 0% and neighborhood deficiencies, the buy-and-hold strategy appears unviable for long-term appreciation.
Economic and Tenant Instability Risk The combined score of 60/100 for both economic stability and tenant stability indicates a higher likelihood of fluctuating rental income and potential vacancies, which could impact cash flow.
