Long-term rental The 2-bed apartment in Mafra is currently overpriced, making it unappealing for long-term rental strategies that typically require stable, reliable cash flow. With a yield of 0% gross, this property does not present an attractive income-generating opportunity for investors focused on rental returns. Family rental Given the current pricing of €265,000 against a fair value of €173,830, this property is overpriced and not suitable for family rental strategies that depend on cost-effective living spaces. Families often seek affordable and spacious housing, which this property does not offer in its current valuation context. Buy-and-hold The buy-and-hold strategy appears less viable with this apartment since it is priced above its fair value, resulting in less potential for value appreciation over time. Investors may find that the lack of yield and high purchase price limit the long-term benefits typically sought in buy-and-hold scenarios.
Potential Tenant Turnover A combined economic stability score of 65/100 and tenant stability score of 65/100 suggests a higher risk of tenant turnover, which could lead to increased vacancy rates and associated loss of rental income.
