Long-term rental Given the gross yield of 2.5%, this property appears overpriced relative to its fair value, which may limit long-term rental profitability. The relatively lower neighborhood rating of 65/100 suggests that attracting quality tenants may be challenging under the current price point. Family rental While the size of the apartment can accommodate families, the 21.5% gap between listing and fair value indicates it is overpriced, reducing its attractiveness for families seeking value. Furthermore, the amenities available in the suburban area are likely not sufficient to offset the premium price. Buy-and-hold The property’s condition score of 81/100 suggests it is in decent shape, but with a fair value that is significantly lower than the listing price, it remains overpriced for a buy-and-hold strategy. Potential long-term capital appreciation may not justify the current investment cost given the prevailing market conditions.
Economic Vulnerability The economic stability score of 60/100 suggests a potential risk of economic downturns impacting property values and rental income.
