Long-term rental The property is currently overpriced by 16.4% compared to its fair value of €1,412,171, which limits its attractiveness for long-term rental opportunities. A gross yield of only 3.2% suggests that the investment may not provide sufficient returns compared to other options in the market. Family rental While the suburban location offers access to Lisbon's infrastructure, the high listing price of €1,690,000 makes it a less appealing option for family rentals. Given a condition score of 77/100 and a neighbourhood score of 70/100, the value proposition does not compensate for the elevated price tag. Buy-and-hold Investing in this property as a buy-and-hold strategy is questionable due to its 16.4% gap versus fair market value, indicating the property is overpriced. Future appreciation may not offset the current high entry price, particularly in a competitive suburban market with only average tenant quality.
Economic Sensitivity Risk: With an economic stability score of 70/100, the property may be vulnerable to economic fluctuations that could impact tenant retention and rent payments.
