Long-term rental The property is currently listed at €275,000, which is significantly above the fair value of €129,721, indicating that it is overpriced. With a gross yield of only 3.5%, long-term rental returns may not justify the high purchase price. Buy-and-hold Acquiring this apartment at the listing price represents a challenging investment given its valuation gap of 52.8% compared to fair market value. Holding onto this property could result in negative financial implications, as the current market conditions do not support the expected appreciation necessary for profitability. Family rental While the neighbourhood has a reasonable score of 76/100, the high purchase price of €275,000 against a fair value of €129,721 makes this option less attractive. The potential yield of 3.5% may be insufficient to appeal to families seeking affordable housing options in the area.
Economic downturn risk A score of 80/100 in economic stability indicates a solid economy, but a significant decline could still impact tenant retention as the 75/100 tenant stability suggests a moderate risk of turnover.
