Long-term rental The property is priced at €269,900, which reflects an overpricing of 36.3% compared to its fair value of €172,007, making it an unwise investment for long-term rental given the lack of yield. With a condition rating of only 60/100 and a neighborhood quality score of 57/100, the potential for stable, long-term tenants may be limited. Commuter rental Although the property is positioned near Lisbon, its high price of €269,900 relative to a fair value of €172,007 indicates a significant gap that detracts from its appeal for commuter rentals. Given the zero gross yield and average neighborhood quality, the prospects for generating reliable income from commuters are questionable at best.
Economic and Tenant Stability Risk The low scores of 60/100 in both economic and tenant stability indicate potential vulnerability to economic downturns and high tenant turnover, which could lead to increased vacancy rates and rental income instability.
